Park East market update - July 2026

We hope everyone is doing well and staying cool through the summer heat!

It's exciting to finally have our Publix open and serving the community — yes, our Publix, not anyone else's in LWR. We also have a new ice rink and center planned off Rangeland Parkway, coming in 2028 as part of the Premier Sports Campus North expansion. Locals will likely have some concerns about the added traffic, but overall we think it's a fantastic addition and another great opportunity for families, athletes, and sports teams to enjoy everything Lakewood Ranch continues to offer.

It's easy to underestimate just how special and desirable our area really is. Even when inventory is low or the market feels challenging, we're fortunate to live in a community that continues to grow, evolve, and attract people from all over — and that isn't changing anytime soon.

How is Park East performing in 2026?

So far this year, 7 homes have sold in Park East, with 1 additional home currently pending.

Homes are selling, but they certainly aren't flying off the shelves. Buyers are taking their time, and today's market rewards the right pricing, presentation, and overall value.

Pending — closing early July

This sale will very likely become the highest-priced resale home ever sold in Park East, and it will definitely be the highest-priced non-pool resale home.

Notably, it's one of the few Taylor Morrison homes built with hurricane-resistant impact windows. We can't say that was the deciding factor, but it's a valuable upgrade that likely helped the buyer see the added worth — an encouraging sign for Park East home values going forward.

What's on the market right now

We currently have 8 homes available for sale in Park East. Two were just listed within the past 8–10 days. The remaining six have been on the market for an average of approximately 111 days — higher than the overall averages for both Manatee County and Sarasota.

Where the buyer pool thins out

Homes in the $600,000–$1,000,000 range make up a smaller share of current buyer activity. Most demand sits either below $600,000 or above $1 million.

Why resale homes are working harder to compete

Thinner buyer pool

The $600K–$1M range represents a smaller slice of overall buyer activity, which means fewer offers for homes priced in that band.

New construction pressure

About 1 in 3 homes sold in Manatee County are now builder sales. Buyers love the quick move-in options across Palmetto, Parrish, and Lakewood Ranch, backed by rate buy-downs and other incentives that resale homes struggle to match.

Today's buyers are absolutely willing to pay a premium, but they need to feel excited about what they're buying. They'll pay more for a home that feels special, has thoughtful upgrades, and lets them move in without immediate repairs or replacements — which is why we keep encouraging strategic upgrades where possible.

Around the neighborhood

Speaking of upgrades, we recently had Integrity Developments update our study, dining room, and add some wall detailing in the foyer. We're finishing the final touches and will share photos once it's complete.
